This means every buyer budgets for both HOA dues (billed separately by Floridan Property Management) and club membership dues from day one. The Social membership initiation fee is included in the purchase — a $7,500 value — making the entry point more accessible than most private clubs. Buyers who want to upgrade to Sports or Full membership can do so within the first 30 days of closing without being subject to category wait lists, and receive the value of the Social initiation fee toward the upgrade cost.
The club has undergone significant campus improvements in 2023 and 2024, including expanded outdoor dining, three enhanced bar areas (including a new poolside bar), open-air dining with panoramic golf course views, a youth facility, pickleball courts, a new racquets pavilion and sports shop, and golf course bunker and driving range enhancements. ABCC homes are served by Duval County schools, with the community sitting within easy reach of the beach, Town Center, and the Beaches' dining and retail corridors.
Mandatory Membership — What Buyers Need to Know
Membership at ABCC is not optional. The HOA bylaws require all homeowners to maintain club membership at a minimum of the Social level for the duration of ownership. This is a structural cost of owning in the community and should be factored into any offer and long-term budget alongside HOA dues and standard property expenses.
At closing, every ABCC transaction also requires a $1,000 Membership Transfer Fee payable to the club, on top of standard buyer closing costs. HOA dues are billed separately by Floridan Property Management and are not included in club dues. ABCC Membership Tiers & Fees
Three membership tiers are available to ABCC homeowners. The Social tier is the HOA-required minimum and comes with the initiation fee included as part of the purchase. Upgrading to Sports or Full membership within 30 days of closing waives the wait list, and the $7,500 Social initiation value is credited toward the higher tier's initiation fee.
