Queens Harbour Yacht and Country Club is a guard-gated community in Jacksonville, FL 32225, positioned along the southern bank of the St. Johns River approximately 7 minutes east of downtown Jacksonville and 7 minutes west of Atlantic Beach. The community's defining physical feature is a 120-acre freshwater lagoon at its center, connected to the Intracoastal Waterway by a navigational lock system — a configuration that provides homeowners on the lagoon perimeter with private dock access and direct boating connectivity to the Intracoastal without the tidal variability that affects waterfront properties on the open Intracoastal. The lock system maintains the lagoon at a consistent fresh water level, providing deep-water access averaging eight feet throughout — uncommon for Northeast Florida waterfront residential property.

The Queens Harbour Yacht and Country Club offers a full amenity package to members: an 18-hole championship golf course designed by Mark McCumber, bordered by the Intracoastal Waterway and tidal marshlands; a 65-slip marina with power and water service and 10 personal watercraft ports; 8 lighted tennis courts; a junior Olympic-size swimming pool; a fitness center; and dining facilities in the main clubhouse. Club membership is separate from HOA membership — homeownership within the gates does not automatically confer golf, marina, or tennis access. Membership availability and the application process should be confirmed directly with the Queens Harbour POA during due diligence.

Queens Harbour's price range reflects the diversity of product within its 1,017-home footprint. Interior single-family homes on lots without lagoon, golf course, or marshland frontage typically list from $400,000 to $700,000. Golf course frontage homes list from $700,000 to $1.5 million. Lagoon waterfront positions with private dock access represent the community's most significant and most tightly held inventory, with asking prices from $1.5 million to over $7 million for the largest waterfront estate residences. Queens Harbour is one of the few communities in Northeast Florida where a buyer can acquire waterfront deep-water dock access and golf course membership at prices meaningfully below comparable product in Ponte Vedra Beach.

Duval County School District serves all Queens Harbour addresses in zip 32225 — a meaningful distinction from Ponte Vedra Beach's St. Johns County school district. KST Group advisors hold full NEFL MLS access covering all Queens Harbour listings and maintain direct relationships within the community.

Queens Harbour HOA & POA Fees

Queens Harbour is governed by a Property Owners Association, and dues are billed quarterly. Homes on the freshwater lagoon carry a higher assessment than interior and golf-course lots — lagoon-front owners share the cost of maintaining the 120-acre lagoon and its navigational lock system, reflected as a separate Lagoon System line item on their bill. The 2026 quarterly figures, per the official Queens Harbour Owners Association Disclosure of Closing Fees, are in the table below.

POA dues cover guard-gated security, maintenance and landscaping of common areas, the community pool and shared amenities, lagoon and lock upkeep for waterfront sections, and professional community management. The estoppel letter issued for each sale documents the current assessment total and any amounts owed at the time of closing.

One-Time Closing Fees at Queens Harbour

Every Queens Harbour sale — resale home, developer lot, or new construction — requires payment of one-time fees collected at closing, set by the Owners Association and documented on the estoppel letter for each transaction. These apply regardless of purchase price and are separate from your standard buyer closing costs.

Undeveloped lots carry an additional right-of-way mowing fee of $125 per quarter until construction begins. The gate access fee ($55) may be waived for buyers who are current property owners already holding valid transponders.

Country Club Membership Options

The Queens Harbour Yacht and Country Club is managed by Invited, a national network of over 130 private clubs. Membership is entirely optional — unlike some gated communities where club participation is written into HOA bylaws, Queens Harbour places no requirement on homeowners to join at any level. That said, the club is the primary social infrastructure of the community: the pool, tennis courts, marina restaurant, and golf course are all club-access amenities, not common-area amenities.

Five membership tiers are available, from a Social level (pool, tennis, dining, and six golf rounds per year) to a Full Golf tier with unlimited play and a 14-day advance booking window. Invited’s Xlife Dine & Play option combines a 50% dining discount with a monthly golf allotment usable across the Invited network nationwide. Initiation fees and monthly dues are not published publicly — contact Amy Beman at Invited Clubs (904.656.6997 or amy.beman@invitedclubs.com), or ask your KST advisor to facilitate an introduction.

Queens Harbour Home Prices & Value

Queens Harbour prices span an unusually wide range for a single gated community, a reflection of how much its 1,017 homes vary in position and size. Interior single-family homes — those without lagoon, golf-course, or marshland frontage — typically list from the low $400,000s to around $700,000. Homes fronting the Mark McCumber championship golf course generally run from $700,000 to $1.5 million. Lagoon-front estates with private deep-water dock access are the most tightly held and most valuable inventory, listing from $1.5 million to more than $7 million for the largest waterfront residences.

Live MLS data for active Queens Harbour listings appears in the stats above and updates hourly, so the current range you see reflects what is genuinely on the market today rather than a static estimate. Lagoon position, dock access, golf frontage, and the age and condition of the home are the four factors that move price most within the community.

The defining value story at Queens Harbour is comparative: it is one of the few Northeast Florida communities where a buyer can secure deep-water dock access and golf-course living at prices meaningfully below comparable waterfront product in Ponte Vedra Beach, while sitting in zip code 32225 just minutes from Atlantic Beach and the Intracoastal. For buyers weighing waterfront value across the First Coast, that gap is the reason Queens Harbour stays in the conversation.
